Risk Disclosures
Last updated: 1 October 2026
1. General
All investments involve risk, including possible loss of some or all of your capital. No returns are guaranteed. Aasthi does not provide investment, legal, tax or financial advice. Public website content is informational only and is not an offer to sell or a solicitation to buy securities.
Each offering carries its own risks, described in its offering documents. Read them in full and consult qualified advisers before investing.
2. India-linked offerings
- Project and development risk: approvals, construction, cost overruns, delays, and counterparty performance can affect outcomes.
- Title, land and joint-development risk: legal title, land records and joint-development arrangements can be complex and may be disputed.
- Market risk: local demand, pricing and rental conditions in Hyderabad, Andhra Pradesh and elsewhere can change.
- Repatriation and foreign-exchange rules for non-residents may limit how and when money can be moved.
3. U.S. real estate (planned program)
Aasthi's U.S. real estate program for Indian residents is planned and not yet available. If and when offerings open, they would carry risks including:
- Property-level risk: vacancy, maintenance, tenant default, insurance and local market conditions.
- Financing risk: interest rates and loan terms affect cash available for distribution.
- Structure and governance risk: you would typically hold an interest in an entity, not direct title. Your rights depend on the offering documents.
- Service-provider risk: reliance on sponsors, operators, administrators and banks.
- Remittance risk: rules and bank requirements for sending money abroad can change, and no remittance is guaranteed to be accepted.
4. Currency risk
Movements between INR, USD and other currencies can increase or reduce the value of your investment and distributions in your home currency. Holding a USD-denominated investment does not eliminate currency risk.
5. Illiquidity
These investments are generally illiquid. There may be no secondary market, transfers may be restricted, and you should expect to hold for the full intended period. Exit timing and proceeds are not guaranteed.
6. Development-stage risk
Development-stage projects can be delayed, redesigned, or not completed. Projected timelines, valuations and returns are estimates, not promises.
7. Distributions and returns
Gross rental income is not the same as cash available to investors. Operating costs, financing, fees, reserves and taxes are deducted first. Unrealized valuation changes are not cash. Aasthi does not promise monthly payouts, capital appreciation, currency appreciation, fixed yields or guaranteed exits.
8. Tax
Investments may create tax obligations in more than one country, including withholding and reporting requirements. Your outcome after tax depends on your circumstances. Seek independent tax advice.
9. Regulatory risk
Laws and regulations in India, the United States and other jurisdictions can change and may affect structures, eligibility, remittances or tax treatment. Aasthi is preparing an application under the IFSCA FinTech Regulatory Sandbox (GIFT City); no approval has been granted.
